The villa was built in 1976-78 and is in perfect condition; the living
space is 313 m² + 20 m² veranda housing a 4-place jacuzzi. The
orientation is South/South-West (optimal for all-day sun) there are no
close neighbours (the house is situated in a mature oak forest on a
bluff). The grounds cover some 7290 m² (1.8 acres) comprising mostly
oak forest but also a mature fruit orchard (Apples, pears, cherries,
plums, dates, quinces and walnuts). A windmill exists in the grounds
which covers 3 water-wells for separate irrigation of the different
plants. Inside there are 5 bedrooms (one of which converted into an
office) on the ground floor and in the tower (with a fabulous visible
roof structure) a very large room used as a gym or playroom etc. Above
all of the ground surface there are extensive attics (all with good
headroom) used as storage or utility rooms. The kitchen/daily dining
area is very comfortable and provides sunny access to the terrace
areas. There is also a separate dining room for more formal evenings.
The living/video rooms are very well designed with a picture window
east to the forest and a closed chimney for wood fires. There are two
bathrooms on the lower level and a half bathroom in the tower. A
laundry room opening onto a terraced drying area outside completes the
services. The tiled garage can be used for two cars comfortably or (as
at present) as an extensive workshop. The villa is surrounded by
extensive terraces giving excellent and varied sunbathing or outside
eating places. The house construction is reinforced concrete onto rock,
and the external surface has just been professionally painted (10-year
guarantee available). The house is all-electric (cheapest electricity
in Europe is in France) guaranteeing excellent insulation.
Nevertheless, there is a double-flux heat exchanger ventilation system
and solar-heating panels for hot water (perfect functioning between May
and early October) also the electric power is supplied with day- and
night time tariffs. All windows are double-glazed.
There is no swimming pool but it is perfectly possible to add one to
the property (we prefer the jacuzzi!) but there is an excellent
municipal swimming pool within walking distance (800 m) in the village.
There is also a very modern aquatic centre situated at 5 km with every
possible water facility. Chabeuil is a rich, chic and very attractive
small town with around 6900 residents and with all amenities of every
kind except a hospital (the Valence regional hospital is at 15 minutes’
drive). There are supermarkets, farmer markets every week, many
restaurants and full medical services (Doctors, dentists, osteopaths,
physiotherapists, laboratories etc.) There are several schools both
public and private. The airport in Chabeuil is available for charter
flights, helicopter transport and ULM and PPL flights. (See
