The house was finished 3 years ago. There are 2 parts to the house, the
main house and a smaller attached house. The smaller house could be a guest
house business, as many tourists visit the region.
Main house:
There are 2 floors with approx. 165 living space.
Ground floor :
Large entrance with tiled floor and large custom built double wardrobes.
Spacious open plan living and dining room, approx 6m x 7m. Beautiful good
quality laminated floor throughout and a large 14 kws cast iron wood burner
which heats the whole house.
Fully fitted and integrated kitchen with open window through to the living
room and a breakfast bar, 2m x 5m. Beautiful dark wood floor and wall
cabinets, good quality laminate flooring, wooden beams on the ceiling
create character and a window above the sink with views to the mountains.
The kitchen is fitted with oven, hob, extractor and large fridge freezer.
Access from the kitchen to a small utility room with washing machine, wall
and floor units. There is also a toilet and back door.
Open plan stairs lead to the first floor. The handrail is custom made of
wood and decorative metal features and a big long window opens up the whole
area. The stairs are carpeted to give warmth and comfort.
First floor:
Large main bedroom 4m x 6m, laminate flooring and large custom built double
fitted wardrobes. The bedroom has a vaulted ceilings giving a feeling of
space. Access to the balcony where you can enjoy views across the Thracian
valley, Sredna Gora hills and you can see as far as the Rhodope mountains
which are over 70kms away!
The second bedroom 3.5 x 5m has laminate flooring and large custom built
fitted wardrobes and again has a vaulted ceiling.
The bathroom 2m x 3m is fully fitted and tiled, toilet, bath with shower,
large sink in fitted unit with beautiful wooden wall unit and mirror. There
is an extractor fan and also a heated towel rail.
All windows are double glazed wood effect PVC with two way opening, fitted
with low emissivity glass to help keep the house warm in the winter and
cool in the summer, they are also fitted with fly screens. Internally,
there are custom made blinds fitted at all windows and internal wooden
frames around all the windows. All rooms have good quality wooden doors.
The smaller house has a living area of approx 60 sq.m :
Large entrance and dining room, approx 2.5m x 4m with tiled floor, lots of
windows making it very light and lovely views all round.
The main room is open plan kitchen/living room 4m x 7m with laminate floor,
fitted kitchen with oven, hob and extractor fan, the window overlooks the
garden, there is a wood burner which heats the whole house. There is a
small utility room off the kitchen.
The bedroom 4m x 3.5m with laminate floor, large fitted wardrobes and a
window opening on to wonderful views.
Fully fitted and tiled bathroom 3m x 3m, bath with shower over, toilet and
sink with unit.
All windows are double glazed wood effect PVC with two way opening, the
glass is low emissivity and they are fitted with fly screens. Internally,
there are blinds fitted at all windows.
Both houses are insulated externally with good quality 6cms insulation
covered with very strong and long lasting silicone plaster. The lower part
of the external wall has decorative stonework. The roof is fitted with
15cms foam insulation. All the attention to energy saving materials keeps
the house warm in the winter and cool in the summer.
The whole house is surrounded by concrete pathways and the smaller house
has a large covered terrace, in the summer, grape vines grow over the
wooden trellis.
The main house has an independant security alarm, both houses have wireless
internet and satellite TV. There is also new solar powered solar heater
with capacity of 200 litres hot water.
At the back of the house is an attached large storage room 3.5m x 5m. A
further 120 litres electric boiler is housed here along with a stoarge
water tank and pressurised system to keep a good flow of water to the
property. In the back of the garden is a covered store for wood.
The property has a very large septic tank, big enough to support another
house.
The whole building was designed so that it could be extended or changed, in
a few different ways.
1 – The main house and smaller house can be made into one big house. One
way is by creating an archway/opening between the 2 living areas. A second
option is to create a doorway into the smaller house via the utility room
under the stairs of the main house.
2 – The smaller house has a concrete ceiling slab, so that it could be made
into a balcony with access from the second bedroom in the main house. There
is space on the eastern wall in the second bedroom for a door, which could

The big garden is in 2 parts. The main garden is approx. 1200 sq,m, grass,
various beautiful trees including silver birch, willow and bamboo,
established conifers, rose bushes, plus a few more unusual trees. Also
apple, cherry and peach trees and Japanese blackberry shrubs! There is also
a wrought iron decorative frame with climbing roses.
Views from the garden are to the beautiful mountains and the surrounding
countryside. The pathways are gravel edged with reclaimed railway sleepers.
Access to the property is through large wooden gates and there is parking
for 3 or 4 cars.
There is an amazing covered bbq area, 4m x 6m, a must for all properties in
Bulgaria to enjoy the outdoor life. The floor and walls have beautiful
stone slabs, wooden beams, a decoartive light with fan and decorative
traditional wall features. The bbq itself is very big with a spit and there
are fitted cupboards with large sink.
Two sides of the property is surrounded by concrete brick walls to give
privacy. The eastern side is an open fencing to bring the countryside into
the property, not to enclose it. Here, a gate could be fitted to allow
access to the large agricultural plot that is being sold with the property.
The bottom garden is at a slightly lower level. It is 1000 sq.m which also
has a gate access. This was created for the future, if a guest house was
built. In this plot is the bore hole for access to mountain spring water
from 35m down. The plan is to create an irrigation system for the garden.
But this could also be connected to the main houses.
Adjacent to the property is an agricultural plot of land measuring almost
4000 sq.m, the land is an "L" shape surrounding the north and east of the
property. This is perfect for livestock or keeping horses, also for growing
your own vegetables/crops.
